Hannam-dong, Itaewon and Ichon-dong have long been the center of expat life: embassies, international dining, and quick access to both Gangnam and the city center. Large, high-end apartments in Hannam; more varied stock in Ichon and Huam.
Teheran-ro is Seoul's main corporate corridor. Samseong, Yeoksam and Sinsa are popular with professionals; Daechi and Dogok are known for schools and academies. Officetels near the stations suit singles.
Banpo and Jamwon offer large riverside complexes with newer rebuilt apartments; Seorae Village has a long-standing French community. Quieter and greener than Gangnam next door.
Jamsil's huge complexes, Olympic Park and Lotte World Tower. A good balance of space, parks and transit for families who want the southeast of the city.
Hongdae, Yeonnam-dong and Hapjeong are lively and walkable; Gongdeok is a transit hub with newer apartments and an easy commute to Yeouido and the center. Lots of officetel and villa options.
Yeouido is Seoul's financial district, home to exchanges, banks and broadcasters. Older riverside apartments on the island; newer officetels and apartments across the river in Yeongdeungpo and Dangsan.
The historic center: palaces, Gwanghwamun and City Hall, major company headquarters. Mostly officetels and serviced residences near the office towers, with traditional hanok streets in Bukchon and Seochon.
Seongsu-dong turned its old factories into cafés, studios and offices. Riverside luxury towers sit beside low-rise villas, so rents vary widely street to street.
Home to Camp Humphreys, the largest US military installation overseas, and Samsung's Pyeongtaek semiconductor campus. Newer apartments in Godeok and Sosabeol; Anjeong-ri and Paengseong sit right by the base.
Pangyo Techno Valley hosts many of Korea's big tech and game companies. Bundang is a planned city with parks, good schools and a fast commute to Gangnam.
Close to Samsung's Digital City headquarters campus. Gwanggyo offers newer high-rise apartments around a lake park, with express bus and subway links to Seoul.
Dongtan is a large new town near Samsung's Hwaseong campus, connected to Gangnam by the GTX-A express line. Plenty of new-build apartments at lower prices than Seoul.
Residential suburb on the Sinbundang Line with direct trains to Gangnam. Larger apartments for the money and a good choice for families working in Pangyo or Gangnam.
Ilsan is a planned city with Lake Park and broadcast studios; the GTX-A line links it quickly to central Seoul. Good-value apartments with green space.
Misa riverside new town on the eastern edge of Seoul, with the Han River, Starfield Hanam and subway line 5. Mostly recent apartments.
A small, green city between Seoul and Anyang with a government complex, parks and many rebuilt apartments. Prices close to southern Seoul.

Foreign-buyer permit zone. Since 26 August 2025, all of Seoul and most of Gyeonggi and Incheon have been designated as land-transaction permit zones for foreign buyers, and in August 2026 the government extended the designation by one more year. Foreign individuals and companies must obtain permission from the local government before buying a home there; a contract signed without permission is void.

With the foreign-buyer permit requiring you to live in any home you buy, overseas investors are looking at the parts of the market that remain open: officetels and commercial real estate.
General zoning-based permit rules, acquisition reporting, and, for non-residents, foreign-exchange reporting through a Korean bank still apply. We check each property and buyer individually.
